Preparing to List: Julie
We’ve all seen the advice online about prepping and staging your house before placing it on the market, which is important to do when listing your home to get the greatest price from a Buyer. Often you hear advice to disassociate, de-personalize, rearrange, remove or replace favorite objects, make it as neutral as possible to appeal to the greatest number of potential Buyers. , etc. We do think this is important! While we have a very skilled team of agents that can help advise you through some of these scenarios, not every situation will allow a Seller the time and resources to make extensive changes prior to listing their home. Often times, you need to sell the home you have.
Julie needed to sell her home, and she reached out to Harlow Hagee, a highly valued Agent on the Heritance Team. Julie has a very unique personality, and it was reflective in her home, and that’s part of what we love about her! Julie, for example, loves purple and it was visible throughout her property. However, we knew Julie wasn’t in a position to make such extensive changes to her home when she needed to get it listed. While it’s true that some potential buyers might have been surprised by it presence, that’s not the case with all Buyers. This success was reminding us that it’s important to meet the Clients where they are, and for every Seller, there can be found a Buyer. In this case, the purple actually struck an emotional cord with a prospective purchaser, who eventually bought the home. She even wrote a letter to Julie when the offer came to Harlow:
“I just wanted to tell you how your home has touched my heart. I am currently living in California and have been unable to tour your home in person, but my daughter was able to attend your open house. She told me, ‘it is so you, Mom’. My style is quite similar to yours, especially when it comes to the color purple! I’ve attached a couple photos of my room in which I think you’ll see what I mean.
When I look at the photos of your home, I get these little emotional tugs on my heartstrings which I can’t explain, but am motivated to follow.”
It’s not every day this is the case! Yes, selling a residence is a business transaction, but the emotional ties to a home aren’t instantly erased when the ‘For Sale’ sign is placed in the yard. For Julie, putting her home on the market “As Is” led her to the perfect buyer.
